Simone Hotel Apartments
The Simone Hotel was developed by 520 San Julien Partners, LLC (Glenn Erikson, AIA, developer). With a 300% density bonus it was a pilot project for increasing the number of SRO units in LA, which had been in rapid decline as downtown was re-developing in the 1980’s. It has 122 units in five floors, and 7 parking stalls for staff and visitors. The Los Angeles Housing Partnership and Skid Row Housing Trust purchased it in 1992. It was the first new construction very-low-income SRO in LA, supporting no and low income homeless from off the sidewalks of Skid Row, spurring the construction of over a thousand more units. Koning Eizenberg Architecture was the architect of record, the project won an AIA National Design Award.
